Paradise Key South Beach, a unique development in Jacksonville Beach, Florida which suffered tremendously during the burst of the housing bubble, was given an opportunity of a lifetime when they were offered to house the HGTV Smart Home 2013. Home sales in Paradise Key South Beach were slow and sales and marketing initiatives were flat. MC PR & Marketing was hired to reconstruct the sales and marketing program for the development months prior to the official announcement from HGTV. MC PR & Marketing designed a new website, created collateral materials, produced a video showcasing the community, homebuilder and surrounding amenities and developed the communities digital marketing and social media content.
Paradise Key South Beach offers the lifestyle of an endless vacation near the beach with the functionality of a home where people live, work and play. "From the streetscape to the landscape, we are staying true to beach living and the relaxing lifestyle it offers," said Lon Walton, developer of Paradise Key. MC PR & Marketing developed an impressive public relations campaign during the HGTV Smart Home 2013 that kept local, state and national media engaged during the process.

Paradise Key is within walking distance to local beaches and minutes away from all the restaurants and shopping you can handle. Still it'scoastal constructionwill make you feel like you have been transported to a far off vacation destination. Reminiscent of Key West, the wrap around porches, roofs with long overhangs and observation decks, show Southern architecture and charm to its fullest potential.

"The landscaping of these areas is as integral to the design as the summer kitchen," said Layton. "We plan for small gardens and use plants that are native to the beach. These features minimize the amount of irrigation in the yards." Homes at Paradise Key showcase outdoor living space that is equally as functional and impressive as the indoor spaces. Layton and Stauffer work closely with prospective homeowners to help them maximize the two areas. Loaded with features that help monitor energy usage, the technology can really reduce the monthly utility bills, without sacrificing human comfort. Search for homes currently under construction and available for sale or build on an open lot.
"We had an end-date and backed up the schedule from there," he said. "On May 18, we were riding around looking at homes and, by Aug. 21, we were pouring the slab. We delivered the home in January. It was very much a team effort." Stauffer made sure that the house fit into the lot like a hand in a glove, with green space all around it.

The Smart Home is a cozy 2,400 square feet with 1,000 additional square feet of covered porches and decks. And because it adheres to Paradise Key South Beach’s strict architectural guidelines, it reflects a coastal vernacular architectural style that recalls Old Florida. In fact, it was inspired by shingle-style vacation homes from the early 1900s.
The pot filler over the stove makes it easy to fill big soup or stock pots without carting the pot from the sink to the stove. And the faucet over the extra-deep and extra-wide sink is sensor-operated to come on when a hand or arm passes over it. Adhering to the concept of a "smart" home - inside and out - Thomasson wanted a sustainable landscape with no lawn and lots of sustainable plants, both to save water and to be maintenance-free.
The public relations campaign impressed HGTV executives and they stated that the media day/tour was one of the highest attended in HGTV history. "The rooms are not huge, but - because of the home's design and decor, all the windows and the high ceilings - the feeling is spacious," Thomasson said. "And [the home's builder] Glenn has built a home where every bit of space is fully utilized for effortless living." "The green of the Florida vegetation outside the windows actually became an element of the interior design, a part of the overall color scheme," Thomasson said. Walton had designated the Coastal Vernacular as the architectural style for Paradise Key, and the Smart Home's architect, Mike Stauffer, had years of experience building homes in Northeast Florida with that Old Florida cottage feel. Part of Walton's vision became reality when Paradise Key was designated a Florida Water Star community by the St. Johns River Water Management District for low water usage and low maintenance, also a crucial element for the Smart Home. "I've been with HGTV for more than 18 years, and this is the first time I've had a project in a place I once lived," he said. It is always exciting news when HGTV picks a new location for one of its featured showhomes. This time it is the HGTV Smart Home and will be built inParadise Key, a charming coastal community in Jacksonville Beach's South Beach. Perhaps the most entertaining - and livable - aspect of the Smart Home is the three attractive abstract paintings hung across the main wall of the living room. At the touch of a button, the paintings rise and disappear into their frames to reveal three flat-screen TVs.
